BCA KPR Simulation
KPR BCA is a House and Apartment Ownership Credit facility (KPA) with the lowest interest rate of 5.88% Fix 3 Years. The minimum ceiling for BCA KPR loans is IDR 250 million, and the maximum BCA LTV (Loan to Value ratio) is 90% of the value of the house or apartment. If the house you want to buy costs Rp. 500 million, then the maximum KPR BCA loan is LTV x Appraisal value = 90% x Rp. 500 million = Rp. 450 million.
The BCA KPR simulation above assumes the purchase price of the house. What happens more often is the appraisal value < property price, because analysts want to reduce bank risk. In this scenario, suppose the property price is IDR 500 million, but the appraisal result = IDR 480 million, then the maximum loan = 90% x 480 million = IDR 432 million. The difference between the price of the property and the loan provided by the BCA bank is the down payment from KPR BCA.
KPR BCA requirements
For those of you who wish to apply for a BCA KPR, you must meet a number of general requirements along with the document requirements that you must prepare. The following are the requirements for applying for a KPR BCA, including:
General Terms
- Indonesian citizens
- Old Employee Minimum 1 year in the last company or total work experience of at least 2 years
- Entrepreneur/Professional Long Working experience at least 2 years in the same field
- Minimum age 18 years or married
- For Professionals/Entrepreneurs, the maximum age is 65 years when the credit ends
- For Entrepreneurs, the maximum age is 65 years when the credit ends
- For employees, the maximum age is 55 years when the credit ends
- The applicant is required to cover insurance (life and fire) with the terms of the banker's clause
- Willing to sign a credit agreement and APHT (Deed of Mortgage Imposition)
- Payment via autodebit from the applicant's BCA account

BCA mortgage fees
As already explained, the BCA KPR process is subject to mortgage fees that must be paid at the outset. The total estimated cost of BCA mortgages is around 6% of the credit ceiling. BCA KPR fees consist of:
BCA KPR Appraisal Fee:
For a ceiling of < IDR 1 billion = IDR 1.1 million
For a ceiling > IDR 1 billion = IDR 1.5 million
KPR BCA Administration Fee:
For a ceiling of < IDR 1 billion = IDR 500 thousand
For a ceiling of IDR 1 billion – 3 billion = IDR 750 thousand
For a ceiling > IDR 3 billion = IDR 1 million
- Provision Fee: 1% of the credit limit
- Life insurance & fire insurance: The insurance fee is determined based on the applicant's age, tenor, credit limit, and building area. Mortgage applicants are required to purchase insurance from a BCA partner company
- Notary fees: 3% – 4% of the credit limit (not including seller & buyer tax)
